Project Goals:
Planned in coordination with City agencies and the local Williamsburg community during the Greenpoint-Williamsburg rezoning, LPC Warehouse is a mixed-use project designed to efficiently maximize development within an irregular urban site. Informed by the complex geometry and zoning requirements of the site, the building’s structural systems utilized bearing walls at the front of the building to modulate depth, and maximize floor area for affordable housing.

Project Description:
Located in Williamsburg, at the Brooklyn Terminus of the Williamsburg Bridge, the 11-story LPC Warehouse will provide 55 units of affordable housing in a neighborhood lacking low-income rental choices. After 13 years of sitting vacant, the former Landmark’s Preservation Commission salvage warehouse has been reimagined into a mix of affordable studio, one-, and two-bedroom units that better respond to the building’s rapidly evolving urban context. LPC Warehouse will also provide 11 units designated for people living in the homeless shelter system, 4,000 square feet of retail space for a grocery store, and a 1,000 square foot community space operated by a Williamsburg Tenant Services Center. Residents will have access to a rooftop recreation space featuring an extensive green roof and vertical plantings to screen the space from adjacent properties and be open to the sky.

Community Impact:
As part of the City’s commitment to thoughtfully repurpose its resources to benefit the community, LPC Warehouse is one of few projects bringing affordable housing, to South Williamsburg in the near future. In keeping with the City’s plans to promote affordable housing the building will transform this City-owned property into a thriving mixed-use property that will enrich the character and vibrancy of the neighborhood and act as a catalyst for future growth in both the public and private sectors. To further support the project’s commitment to affordable housing, the development team has partnered with to install and operate a ground floor community facility space to better serve residents and members of the Williamsburg community.

Organization Description:
The LPC Warehouse development team is comprised of North Brooklyn Development Corporation (NBDC) and The Procida Companies. Dattner Architects led the design team which included the following consultants: Weintraub Diaz Landscape Architecture; Ettinger Engineering—MEP; De Nardis Engineering—Structural. LPC Warehouse exemplifies the development team’s commitment to create community driven projects with a holistic approach. NBDC is a leader in affordable housing development and management, tenant assistance services, after-school programs and economic development throughout the Brooklyn Community.
